Property Refurbishment London: our processes

Initial Contact

Please provide us with as much detail as possible about your project. The set of information should include details about your property, your refurbishment objectives, and time and budget requirements. We will review the information provided and give our initial feedback regarding feasibility. Furthermore we will advise you on the scope of services we can provide and rough fee structure for those services.

Site Visit

Following clarification of the initial project parameters we carry out a site visit free of charge. This enables us to get a better overall understanding of project.

Preparation on Fee Proposal

We will then prepare our fee proposal, acompanied by a project brief, summarising your requirements. Within the proposal we will set out construction target costs, project programme, requirement for surveys and need to involve other consultants if applicable.

Decision

If you decide to appoint us as your Architects we will prepare the appointment documents, allocate resources and get startet to work on your project.

Commencement of Services

Depending on the nature of the project we will carry out the relevant steps to develop the proposal. This might include a thorough analysis of the existing structure, planning research and design feasibility studies. We will also work closely with the other consultants appointed to incorporate their input into the design.

Completion

On completion of the project we advise on resolution of defects, provide record drawings as required and give general advice on the operation and maintenance of the building.

Working Stages during a property refurbishment

The Royal Institute of British Architects has defined the following work stages for the delivery of a construction which provides a general outline of the process:

  • Stage 0: Strategic Definition

    Identify Business Case and Strategic Brief and other core project requirements

  • Stage 1: Preparation and Brief

    Develop Project Objectives and other parameters or constraints and develop Initial Project Brief. Undertake Feasibility Studies and review of Site Information.

  • Stage 2: Concept Design

    Prepare Concept Design, including outline proposals for structural design, building services systems, outline specifications and preliminary Cost Information along with relevant Project Strategies in accordance with Design Programme.

  • Stage 3: Developed Design

    Prepare Developed Design, including coordinated and updated proposals for structural design, building services systems, outline specifications, Cost Information and Project Strategies in accordance with Design Programme. Prepare and submit planning application and/ or other applications as required.

  • Stage 4: Technical Design

    Prepare Technical Design and Project Strategies to include all architectural, structural and building services information, specialist subcontractor design and specifications. Provide Tender information.

  • Stage 5: Construction

    Onsite Construction and resolution of Design Queries from site as they arise.

  • Stage 6: Handover and Close Out

    Handover of building and conclusion of Building Contract.

  • Stage 7: In Use

    In Use services if required
