Marylebone Office Refurbishment on Site

Construction works have commenced to 3 Mandeville Place, a five-storey office building in Marylebone in central London. The Patalab designed transformation includes the restoration of the historic building envelope, replacement of all windows, introduction of new roof lights as well as upgrading the internal spaces to provide contemporary, state of art offices.

Retained Features and New Finishes

The building was erected in the late 19th century and forms part of Westminster’s Portman Estate Conservation Area which is located in the middle of some of London’s most famous streets – Marylebone Road, Oxford Street and Edgware Road. The building’s designation within this conservation area means that the original construction of red brick with stone dressings and mansard roof are relatively untouched, as are some internal features such as the main central staircase, chimney breasts and arched doorways which we will retain. However, in order to create flexible office accommodation that will fit its high-end occupants we have created more open plan spaces, upgraded the services and introduced contemporary finishes and joinery.

These new finishes include fluted oak panelling, limestone flooring and brass linings, creating an unique but contextual interior of the highest quality. The warm and natural material palette is complemented by built-in furniture, feature light fittings, a bespoke reception desk in the entrance lobby and contemporary artwork to maximise space usage and reflect the aspirations of the building’s occupants.

Works are scheduled to be complete in autumn this year.
